Centrepoint is designed by the region’s leading team of professionals as a 385 ft. high, landmark in Karachi’s architecture. LOCATION

The project is located in the centre of Karachi’s business, residential and industrial districts with quick and easy access within 15 to 20 minutes from the financial hub of I.I. Chundrigar Road, Clifton, Defence, Korangi Industrial Area, Sharah-e-Faisal, Gulshan-e-Iqbal and Airport giving Centrepoint an advantage over other projects which are located away from the Shahrah-e-Faisal artery.

HIGH-END STRUCTURE & SEISMIC DESIGN

Centrepoint is a Grade-A project with immaculate planning and use of quality material. The facade design of Centrepoint consists of a glass curtain wall which provides a panoramic view to the occupants. All front and side windows of the building are constructed with tempered glass, double-glazed glass for sound proofing and energy conservation. The entrance to the building has been landscaped with a reflected pool water body leading to 80 foot atrium inside the building. Each floor of the building has its own separate large sized lobby with granite flooring.
The building has been designed with a floor to ceiling height of 13ft as opposed to the standard practice of 10ft. After installation of false ceiling the floor to ceiling space reduces to 7-8 ft. whereas Centrepoint in comparison boast 10ft distance giving a spacious feel to the building along with elegant and flexible interior.
The structural and foundation system of Centrepoint has been designed for seismic loads (earthquakes) as per highest international standards complying with Seismic Zone 2B (moderate) and Earthquake Resistance at a magnitude of 5.6 to 6.6 on the Richter Scale.

STANDALONE POWER

Centrepoint is equipped with 2 x 1 MW gas generators for independent power supply and diesel generators for backup. In addition to the uninterrupted 24/7 power supply, the generators, coupled with the heat recovery systems are expected to provide savings.

ENERGY EFFICIENT BUILDING

High quality energy efficient glass facade has been designed to minimize access of sunlight into the building in order to save on energy and air conditioning costs. Centrepoint has a heat recovery system which is used to treat fresh air being supplied into the building resulting in a reduction in the cooling load.
Gas generators with 80% cogency rating utilized for power production and waste heat from the generators is used for operating multi-energy absorption chillers which save gas energy over direct fired chillers. Additionally, energy efficient lighting and equipment has been used throughout the building to reduce energy demand and sandwiched bus bars are utilized for power distribution to minimize system losses.

INTERNATIONALLY ACCEPTED FIRE SAFETY STANDARDS

Centrepoint maintains highest standards of fire safety. These standards are acceptable to most international/multinational companies operating in Pakistan. Some of the fire safety measures include:
• Two fire escape staircases (front & rear)
• Two fire hose cabinets on each floor, with fire extinguishers
• Sprinkler system on every floor including parking floors
• Fire detection system in compliance with NFPA 72
• All ducts have automatic fire dampers
• Water storage for fire fighting

BUILT-IN I.T SETUP

Centrepoint has a built-in I.T infrastructure with two independent optical fibre cables with 100% back-up. In addition to the I.T backbone, the Building is also equipped with switching, security and access controls. Tenants have ready connectivity (including VoIP) from day one whereas in conventional office buildings the tenants have to deploy wiring, switching and telecommunications themselves. Centrepoint also provides tenants with space for hosting back end servers and also provides for the maintenance and operations of these systems. The idea behind providing a complete I.T solution is to provide tenants with ease of access and saving of large I.T related costs. Centrepoint also has full indoor cellular coverage via its in-house cellular distribution system which allows to eliminate black holes.

SECURITY

A multi-tiered physical, human and electronic security system is installed in the premises with all its entry points have controlled access, with a state-of-the-art centralized system. Security buffer zones have been set-up on the periphery of the property that utilizes the latest in security advancements, that include CCTV’s covering the entire building and its periphery, bollards, tire killers, vehicle scanning and mechanical blocks.
